SALES

PSIX, LLC purchased 1.98 acres at 1807 Tamiami Trail in Naples, Fla. for $8,600,000 from London Of Naples, Inc. to develop a 10-story, 126-room hotel with 24 ultra high-end condominiums. The 377,421-square-foot ‘The Ellington’ project will feature two signature bars / restaurants, a fitness center, sculpture garden, and a residential rooftop (open-air) amenity deck atop a five-level parking garage. LandQwest Managing Principal, Mike Concilla, represented the seller.

EchoPark Florida, LLC purchased the 50,404-square-foot former Honda dealership at 13950 S Tamiami Trail in Fort Myers, Fla. from CARS-DB4, LP for $7,900,000. John Mounce and Jessica McEvoy with LandQwest Commercial represented the seller.

Farm Road Port Charlotte FL, LLC purchased 1,203-acres along Farm Road in Port Charlotte, Fla. from Hudson Land and Cattle LLC for $7,350,000. The $6,109± per gross acre acquisition is intended for use as an agricultural farm operation in Charlotte County, Fla. Michael Price, ALC with LandQwest Commercial was the transaction broker.

Sunset and Whitney Holdings, LLC purchased the 25,531-square-foot, class-A ‘Alico Center’ office building at 10070 Daniels Interstate Court in Fort Myers, Fla. for $6,500,000 from Kingdom Development Ft Myers, LLC. LandQwest Managing Principal, Adam Palmer, CCIM, SIOR, represented both parties in the transaction.

Prima Partners LLC purchased a 9.07-acres at 9004 Tamiami Trail E. in Naples, Fla. from Shadi of Naples Inc for $5,499,000. Eric Edwards and Mike Concilla with LandQwest Commercial represented the seller in the transaction.

41 Central Fort Myers Apartments, LLC purchased 8.41-acres of multi-family zoned land at 11605 South Cleveland Ave. in Fort Myers, Fla. for $3,400,000 from 2010 Palm Pointe LP. Mike Concilla with LandQwest Commercial represented the seller.

Entrada Paramount LLC purchased 15.14-acres within the ‘Entrada’ master development (tract MF-2, strap 21-43-24-C2-009MF.0020) in Cape Coral, Fla. from Del Prado Cape Coral Development, LP for $2,600,000. Michael Price, ALC with LandQwest Commercial was the transaction broker.

K2W, LLC purchased the iconic, 6,445-square-foot ‘Nauti Parrot’ restaurant at 19001 San Carlos Blvd. in Fort Myers Beach, Fla. from Channel Mark Holdings, LLC for $2,135,000. “This waterfront restaurant provided food and entertainment to locals and visitors for decades and should continue to provide those services in a classic Florida atmosphere,” said LandQwest Senior Associate, Mike Doyle, CCIM. He and LandQwest Broker Associate, Frank Kupiec, represented the seller.

Aids Healthcare Foundation purchased the 10,000-square-foot office building at 2320 Cleveland Ave. in Fort Myers, Fla. from 2320 Cleveland Avenue LLC for $1,575,000. Adam Palmer, CCIM, SIOR and Steve Wood with LandQwest Commercial were the transaction brokers. “The new AHF facility will be double the size of their former location,” said Wood. “Major improvements are planned for the space to add services like a food pantry, pharmacy and more to increase the clients served per month.”

HB Family Limited Partnership LTD purchased the 16,864-square-foot ‘Banyan Building’ at 8140 College Parkway, Fort Myers, Fla. from RLA Equity Group LLC for $1,550,000. Michelle Hoffman with LandQwest Commercial was the transaction broker.

Stock Development, LLC purchased 2.6-acres of land along Olympic Court in Fort Myers, Fla. for $1,525,000 from HCI Daniel Crossing, LLC. Jessica McEvoy and Tom Strauss of LandQwest Commercial represented the seller in the transaction.
