TEG Acquisitions LLC purchased 24 acres at 2029 NE 18th Terrace in Cape Coral, Fla. from CC Properties Investors II LLC for $4,995,000. Bob O’Connor and Michael Price, ALC of LandQwest Commercial were the transaction agents. “The property is zoned RML, which allows for 16 units per acre,” said O’Connor. “This is the second parcel from the same Seller to close this month, with the first selling for $4,200,000 on June 1st.”

Duplexes Resort Park LLC purchased 24 acres at 1322 NE 12th Ave. in Cape Coral, Fla. for $4,200,000Bob O’Connor and Michael Price, ALC of LandQwest Commercial represented the seller, CC Properties Investors II LLC. “Multi-Family continues to be the “sought after” asset class in Cape Coral,” said O’Connor. He added that “this is one of the largest multi-family parcels left in Cape Coral.”

BSC Events LLC purchased a 3,150-square-foot office building at 1708 SE 47th St. in downtown Cape Coral, Fla. from Audrey Grace LLC for $585,000Bob O’Connor of LandQwest Commercial represented the buyer in the transaction, who will occupy the building after a six-month leaseback from the tenant, The Damex Corporation.

LEASES

Fischer International, recognized as the “pillars of identity, security, and cloud” leased 12,696 square feet of office space in the ‘Kraft Center’ at 3520 Kraft Road #100 in Naples, Fla. “This lease marks the 100% occupancy level for the Kraft Office complex,” said LandQwest Commercial Managing Principal, Adam Palmer, CCIM, SIOR. He added that “When LandQwest was hired to represent this product, the vacancy rate was approximately 82%. While we would like to take some credit for that absorption, it is also a testament to the quality of the product and the increased demand for space over the past two years.” Palmer and LandQwest Commercial Broker Associate, Laura Cari, represented the landlord, Kraft Office Center, LLC.

Congo Logistics leased 8,040 square feet in the ‘CenterLinks’ industrial park at 9120 Centerlinks Commerce Drive #2 in Fort Myers, Fla. Adam Palmer, CCIM, SIOR and Mike Doyle, CCIM of LandQwest Commercial represented the landlord, Centerlinks Associates, LLC.  This lease completes six of the eight units in Building 3 at CenterLinks. Building 3 is under construction and has an expected completion date of September 2022.

P-FIT leased a 4,814-square-foot end cap retail space in the ‘Alico Business Center’ at 9961 Interstate Commerce Drive #100 in Fort Myers, Fla. Eric Edwards of LandQwest Commercial represented the landlord, Friendly Village LLC.

Emerson Collins Design leased 3,500 square feet of warehouse space at 6245 Janes Lane, Unit B in Naples, Fla. from Ladd Eastman LLC. Eric Edwards of LandQwest Commercial was the transaction broker.

Vernon Litigation leased 3,372 square feet of office space in the ‘Kraft Center’ at 3520 Kraft Road #203 in Naples, Fla. Adam Palmer, CCIM, SIOR and Laura Cari of LandQwest Commercial represented the landlord, Kraft Office Center, LLC.

Bubbakoo’s, a national Mexican restaurant chain, is expanding into Southwest Florida with its 2,000-square-foot retail space in ‘Pine Island Crossing’ at 1751 NE Pine Island Road #115 in Cape Coral, Fla. Bob Pekol of LandQwest Commercial represented the landlord, Pine Island Crossing LLC.

Infinity Cutz leased 1,713 square feet of retail space in at 1402 Del Prado Blvd. S in Cape Coral, Fla. Bruce Micciche, CCIM of LandQwest Commercial represented the landlord, EBC 1402 Del Prado, LLC.

Flock Wine Bistro leased 1,712 square feet of office space in at 9405 Cypress Lake Drive in Fort Myers, Fla. Flock Wine Bistro is a locally and family-owned wine bar offering a unique variety of fine wines, Mediterranean inspired small plates, and appetizer boards in an upscale and vibrant atmosphere. Steve Wood of LandQwest Commercial represented the landlord, Leongolden Professionals, LLC, and Adam Palmer, CCIM, SIOR of LandQwest Commercial represented the tenant.

Empire Bagel Factory leased 1,560 square feet of retail space in the ‘Alico Business Center’ at 9961 Interstate Commerce Drive #195 in Fort Myers, Fla. from Friendly Village LLC. Eric Edwards of LandQwest Commercial was the transaction broker.

Dynamo Collectibles leased 1,150 square feet of retail space in ‘Regal Plaza’ at 15250 S Tamiami Trail in Fort Myers, Fla. from Susence FL Holdings, LLC. Bruce Micciche, CCIM  of LandQwest Commercial was the transaction broker.

J’s Brothers Insurance leased 700 square feet of retail space at 461 Del Prado Blvd. S. in Cape Coral, Fla. from Stephen Buckley, Trustee. Bruce Micciche, CCIM of LandQwest Commercial was the transaction broker.
